Innovative Hillside Development Marries Condominium and Townhouse Living

Western Canada is majestic, but not without its complications.

Our deep understanding of regional topography, permitting, and structural engineering enabled this project’s success. The resulting residential complex—a versatile combination of four-story townhouses and condominiums—is a feat of modern architecture that demonstrates how intelligent site planning can unlock a property’s full potential/a reminder that challenges found in nature can inspire the most innovative solutions.

When presented with a 45-degree slope and strict height restrictions near Bear Mountain Lake, we didn't just adapt to these constraints—we leveraged them to create extraordinary value.

Our solution inverted conventional thinking: rather than building up the mountainous terrain at prohibitive cost, we designed downward. The result is a striking composition where four-story townhouses at street level seamlessly connect to a seven-story condominium tower that cascades down the slope. This architectural sleight of hand places the townhouses’ main floor at the tower’s fourth level, creating The Lookout—a building where the primary entrance seemingly floats in air.

While we maintained the efficiency of a double-loaded corridor design, our revolutionary approach to the site's topography allowed us to orient 70% of units toward premium views.

This maximizes both resident satisfaction and property value—a prime example of how thoughtful architecture can transform site challenges into market advantages.
